LETTING & MANAGEMENT SERVICES
LETTINGS & MANAGEMENT
Letting fee of 1 months rent plus VAT @ 21.5% payable at the beginning of the tenancy agreement. Management fee of €60 inc. VAT from each months rent during the tenancy payable on a monthly basis.
REPAIRS AND REPLACEMENT
We will attend to the day to day matters of repair and maintenance up to a maximum of €300 on any one item always with prior reference to the Landlord (emergencies excepted).
PROPERTY VISITS
We shall arrange to visit the managed property on a periodic basis. The visit is purely superficial and is not intended to represent a structural survey or inventory check. A written report can be sent to you following your visit. We accept no liability for security of the property during or after any visit.
DAMAGE AT END OF TENANCY
Following the expiration of the tenancy we assess the schedule of damages. We will commence negotiation with the Tenant and, upon agreement of both parties in writing we shall release the appropriate amounts to each party.
DEPOSIT
T&J Gavigan Real Estate Alliance hold the deposit during Tenancy (of managed properties only) Once the property has been inspected the deposit or any balance due will be paid to the Tenant/Landlord as appropriate.
EMPTY PROPERTIES/VOID PERIODS
Management of the Landlord’s property will terminate on the expiration of the Tenancy. In the course of finding you a new Tenant, periodic visits may be made to the property by our Lettings/Sales Staff. T & J Gavigan Real Estate Alliance accept no liability for security or damage to a property during any period it is unoccupied or not subject to a Tenancy. The Landlord should ensure that all doors and windows are fully secure and locked and any burglar or fire alarms set and working.
